Be Cautious of Verbal Offers
Here’s why it doesn’t make sense to skip the open market when selling.
Should you list your home off-market? Our sellers usually receive verbal offers weeks before their home hits the market. Why is this, and should you take these offers seriously?
While it might seem convenient to accept an offer before heading to market, it probably isn’t a good idea. Our market is incredibly competitive right now for buyers. Many of them want to make offers on homs that haven't hit the market yet so they can avoid competing with others. The offers you receive before listing your home may seem good, but they are likely far less than what you could receive on the open market.
"The more buyers that see your home, the better. "
Sometimes, buyers will present these offers as fantastic deals. They may be all cash, or the terms may be favorable. While these things are nice, the buyers are trying to wow you into ignoring everyone else and locking into a contract with them.
The truth is that the only thing you avoid by selling your house off-market is showings. You still have to pack, you still have to clean your place, and you still have to move. We recommend you work with a professional real estate agent to market your home to as many people as possible. This way, you can be sure you’re receiving the best deal possible for your property.
When you’re making a decision, present any verbal offers to your agent to make sure you aren’t leaving any money on the table. If you need an agent to guide you through the selling process or anything else, please call or email us. We are always willing to help!
