According to Sarah, the pre-approval process is much more involved than pre-qualification. Your lender will pull your credit, verify your income, and check your assets. This process usually takes around 24 hours, but once it's done, the only things you need to purchase a home are an appraisal, homeowners insurance, and title. This allows you to close as fast as possible, which may give you a leg up over other buyers.

When we work with buyers, we require our lenders to give them a lender letter. It’s a sign of good faith from the lender that shows they trust your financial situation. In today’s market, sellers won’t accept an offer without a lender letter.
Your lender letter will also state whether you are pre-qualified or pre-approved. The listing agent will see that you’re pre-approved and move your offer to the top since they can trust your finances.
