Understanding Property Value Increases in Colorado

What Colorado residents need to know about property tax increases.

Many people have received postcards in the mail about their property taxes and may be surprised by what they see. To help you with this shock, we’re here to talk about what's going on, where the numbers are coming from, and how we can help you fight them.

Across Colorado, we've seen an increase in property values of almost 50% from January 2021 to the end of 2022, which was the busiest buying season. Property taxes are looked at every two years, not annually, so the numbers were pulled from that timeframe.

The reason for the significant increase in property values is that you get a lot of equity in your home. However, property taxes also need to reflect this increase. Therefore, we have been researching ways to rebut this increase.

We can prepare a comparative market analysis (CMA) based on what's going on in your neighborhood and the value of your home. You can submit this CMA to fight the tax increase online, in the mail with the postcard you received, or in person. Just know that you need to submit by early June and you will hear back by August 15 on whether it's accepted or not.

If you have questions about any of this, don’t hesitate to call or email us. We're always here to help!
